How to buy a zombie house.

Updated: Nov 23, 2024

A "zombie house" typically refers to a vacant or abandoned property that is in a state of disrepair and often undergoing foreclosure. If you're interested in purchasing a zombie house, here are the general steps you can take:

Research and Identify Properties: Research properties in your desired location that are known to be vacant or abandoned. You can check with local government offices, real estate websites, or foreclosure listings to find potential zombie houses.

Contact the Owner or Bank: Try to identify the owner of the property or the bank that holds the mortgage. In the case of a foreclosure, the bank may be in possession of the property. Contact them to express your interest in purchasing the property.

Negotiate: If you're able to reach the owner or bank, negotiate the terms of the sale. Zombie houses are often sold at a lower price due to their condition, so be prepared for potential negotiations.

Property Inspection: Before finalizing the purchase, conduct a thorough inspection of the property to assess its condition and estimate repair costs. This step is crucial to ensure you're fully aware of the work that needs to be done.

Financing: Secure financing for the purchase and potential renovation of the property. Traditional mortgage lenders might be hesitant to finance a property in poor condition, so you may need to explore alternative financing options.

Title Search and Legal Process: Work with a real estate attorney to perform a title search and ensure that the property's legal status is clear. Address any legal issues related to the property before proceeding with the purchase.

Purchase Agreement: Draft and sign a purchase agreement outlining the terms and conditions of the sale. This document will specify the price, contingencies, and timeline for the transaction.

Renovation and Repairs: Once the property is officially yours, you can begin the process of renovating and repairing the zombie house. Depending on the extent of the work needed, this phase may involve hiring contractors, obtaining permits, and overseeing the construction process.

Compliance and Codes: Ensure that all renovations and repairs comply with local building codes and regulations. Failure to adhere to these codes can lead to legal issues down the line.

Completion and Resale: After the renovations are complete, the property can be either sold or rented out, depending on your goals. Keep in mind that rehabilitating a zombie house requires time, effort, and financial investment.

It's important to approach the purchase of a zombie house with careful consideration, as it can involve significant challenges and expenses. Consulting with real estate professionals and legal experts can help guide you through the process and ensure a successful outcome.

I have a puzzlement. How can you house the homeless in a rehabbed a ramshackle home but require a great deal of income to just call it even? The zombie house next to us was empty for 7+ years. It was purchased at auction for $359,000+ and is being worked on now. It will require at least $250,000 in improvements to make it livable, plus utilities. That's $600,000 at least. How can the homeless afford to live in a home where the rent will be so exorbitant as to make the buyer/landlord whole?

good question, those numbers do not make sense. they are probably buying it to resell it. if you go on Zillow, and filter out all but the yellow tags those are the ones that sold recently, then compare the ones that sold to this house to get an approximate value, add to that appreciation
